Ten tips to help you sell your home faster,
at the price you want!
1. First Impressions Matter.
People typically over estimate the cost of minor repairs such as painting. Having the painting and repair work done yourself up front will contribute considerably to a faster sale at the price you want.
2. Curb appeal is important.
The first view a buyer will have of your home is the one they see when they drive up. Keep the lawn well manicured and avoid clutter. Keep the gutters, driveway, and sidewalks clean. A new coat of paint on the trim and railings will do much to give your house that well maintained look.
3. Clutter reduces Appeal
Do your spring cleaning (whatever time of year it is!). A clean home implies a well maintained home. Avoid interior clutter too.
4. Remove excess furniture and wall clutter (excess pictures, posters etc.) to make rooms appear larger.
It may be an optical illusion, but it works!!
5. A casual environment means leisure living!
Soft music on the stereo and a scented candle tell a buyer that this home is comfortable. It tells them they will be comfortable living there.
6. Pay particular attention to Kitchen and Bathroom areas.
Check and repair all caulking and counter tops. Keep personal items neatly stored out of sight.
7. Make the MOST of Your Storage Space.
Make the most of your storage spaces by storing your things someplace else! You can get a jump on the move by packing ahead of time. Items that can't be stored elsewhere can be packed in boxes and neatly stacked. An empty storage area looks HUGE with very little in it!
8. Look critically at your home - you know the buyer will.
Check for loose door knobs and oil the creaky hinges. Detect and repair all the minor defects that may detract from your home's perceived value.
9. Open the Blinds and Curtains!
Let your home be bright and cheery! Wash the windows and blinds to let in more light. Turn the lights on for additional brightness.
10. Take Rover for a walk!
Many buyers are very pet sensitive. Find a way to have pets not be home when showing your house. Reduce pet odors by removing bedding, bowls and toys.
Most of these are just common sense items but could really make a difference when showing your home. Make sure the buyers can picture themselves living comfortably in your home!
